Each Omaze London property has been valued at several times the average sale price for its borough — unsurprising, since Omaze selects standout individual properties rather than typical local stock, but it puts the scale of the prize in context against real market data rather than marketing description alone.
What would the tax bill look like on a property this size?
Omaze covers the winner’s Stamp Duty Land Tax in full, but it is worth understanding the scale of what that covers on a London-sized prize. On a £4.5 million property bought outright in England, SDLT alone would currently run to roughly £453,750 for a buyer who owns no other property, or around £678,750 if the additional-property surcharge applied (gov.uk, Stamp Duty Land Tax: residential property rates, as of July 2026). Because Omaze pays this on the winner’s behalf, along with reasonable conveyancer’s fees, the winner receives the property without that liability attached. Why does Omaze run draws for London properties?
London and other UK regions have both featured Omaze properties in the low-to-mid seven figures in recent years. Alongside the London examples above, Omaze has offered similarly priced regional properties, including a £4 million house in the Cotswolds and a £4 million home in Cheshire. London is not, on current evidence, dramatically more expensive as an Omaze prize category than the operator’s other regions.
Omaze does not publish how entry volumes differ between London draws and regional draws, so precise odds comparisons between the two cannot be made from public information. Omaze’s own FAQ confirms only that odds depend on the total number of entries for the specific draw you enter, not on where the property is located.
What areas of London has Omaze used for draws?
Confirmed locations include Borough in Southwark, an area near West Hampstead and Brondesbury, and a Chelsea townhouse in west London. Even within the single label “London,” these are very different property markets, and the specific location matters for:
- Resale value: determined by the borough and street, not by the fact a property is “in London”
- Running costs: council tax bands and any service charge vary significantly by area
- Letting demand: local rental markets differ sharply even between adjoining boroughs
- Tenure: period townhouses in central areas like Borough or Chelsea are sometimes leasehold rather than freehold, which can mean service charges and ground rent on top of council tax and utilities
